This fall a Hartland homeowner called us about a house that was two years old with a yard where the grass would not grow. Dylan dug into it and found about an inch and a half of topsoil sitting on clay. Grass needs four to six inches of good topsoil to take, so no amount of seed and water was going to fix that yard.

The fix was dirt work. We cut eight inches of clay out, brought in six inches of field run topsoil, pulled the rocks and debris, and topped it with two inches of screened topsoil. Hydroseed goes on next, and the yard should be ready to mow in about a month. A pool had also gone in at the back, so we are adding planting beds around it. That is grading and site prep, and it is the same service we bring to any Hartland lot where a new build left the grade or the soil short.

A lot of Hartland is newer subdivision, and our route shows it. We mow weekly in neighborhoods off Emerald Fields Court, Wallschlager Way, River Reserve Drive and Faire Lakes Parkway, plus homes along Nagawicka Road. On a street where we already mow, we can see what a yard needs and tell you straight when a bed, a path or a bare patch needs more than a mower.

Once the soil and grade are right, the hardscape goes on top of them. Patios and fire pits, paver walkways to a front entry, and paver driveways and aprons all depend on the same thing, a compacted base set to drain. Where a lot steps down, we build retaining walls the same way every time: bench cut, compacted pad below grade, clear stone backfill and a drain run out the low end. Block walls and natural limestone outcrop steps are both on the table, and we tell you at the site visit which one fits your lot.

If you are building in Hartland, get the soil checked before the lawn goes in, not two years after. A spade test takes minutes: dig a hole and measure how much topsoil sits on top of the clay. If it is under four inches, the lawn will struggle however well you water it, and the fix is cheaper before the seed goes down than after.
